Phuket Land: is it still profitable?

There are many ways of investing your money, one of them is land in Phuket. Actually both land and residential property on this beautiful island are considered as the most profitable and reliable investment.

It is not surprising because Phuket land is rising in price year by year. You can buy a plot and resale it at higher cost having earned 20-30 per cent of profits. As you see stable dynamics of prices are being observed. For example, this year you have bought 6 Rai of land at 8 million baht, a few years later the rate may increase up to 10 million baht. Buying plots in the North of resort, Golf clubs and cottage villages at early stage of construction is counted the most paying. Some projects may bring hundred percent of profit and allow to sell the land in the future twice or thrice the price. 

All we need here is to get serious about the choice of sites and their location. Potential land investors are to take into consideration many nuances, for example, proximity communication, convenient transportation, landscape, infrastructure and so on. Also you can purchase plots of land for private housing construction, to build a villa for resale or rent, this is also a very advantageous way of investing. But be prepared that you will not get huge amounts back in a short time, this is a long term investment.

What do you need to know as a starting investor? There are many pitfalls and risks that require special attention. It is necessary to examine all information concerning acquired objects. Do not forget about checking quality of the fertile soil, paying attention to what grows in the area and to how those plants look like. Ask about remoteness of groundwater and possibility of flooding at definite seasons of the year. Check whether the site is not under arrest and under protection. It should be noted that initial low cost of sites can cause exorbitant amounts further (setting up roads, communications, etc). It is also important to consider the cost of coordination, summing up, connecting required communication, necessary and possible power, as well as terms of coordination and communication projects.
