For a qualification, you must show:

  1. Passive income of $80,000 per year or above (Can be pensions, dividends, rent, capital gains - salaries will not be accepted).

  2. OR earnings between $40,000 and $80,000 with an accompanying investment of $250,000 in Thai government bonds, local companies, or real estate.

  3. Health coverage of $50,000 or above, or social security coverage in Thailand, or a personal bank balance of $100,000 maintained for 12 months.

Now, here is the application process for :

  1. Online registration[1], submission of documents (your dependents must apply separately and link their applications).

  2. Your case will be reviewed by the appropriate Thai government agencies (BOI, Immigration, Ministry of Foreign Affairs), and you should expect an answer in approximately 20 working days.

  3. Once approved, additional information must be submitted, and an LTR Visa valid for 10 years is issued. It can be collected in Thailand or from a Thai embassy abroad.

  4. The person planning to work is required to obtain a digital work permit (work permits are not available for retirees unless they change the category of visa).

  5. Processing fees in 2025 amount to ฿50,000 (in Thailand). Fees may vary abroad with changes in exchange rates.
